Why has my project been told it needs piles?

Usually one of five reasons: trial holes found soft clay, peat or made ground; there are trees near the build and the clay is shrinkable; old drains or backfill run under the footprint; the dig for traditional footings would go beyond about 2.5 metres; or the building inspector simply was not satisfied with what the trial hole showed. All are common across the North West, and none of them should derail your project.

What it costs

For budgeting: most single-storey extension packages fall between £4,000 and £12,000 including ground beams; conservatories and garden rooms less; large two-storey extensions more. It is rarely welcome news mid-project — but a building stands on its foundations, and piling done once, properly, protects everything you spend above it.

This is the most common call we get. Send us your drawings and any trial hole results, and we will recommend the right pile type, arrange a site visit and give you a fixed written quote. We handle the engineering detail with your builder and inspector.
